Jennifer Zatkowski  focuses on the review of title searches for complex commercial properties to identify and resolve title and development issues.

Some of her responsibilities include:

Review title searches for complex commercial properties, research and resolve title issues and review commercial ALTA surveys. Correspond with County officials in various Counties to resolve and complete road and alley closures, PILOT Agreements, and zoning issues. Prepare and issue owner title commitments and policies. Prepare and issue title commitments and policies for lenders in multi-tiered real estate financing transactions. Determine applicability of owner and lender endorsements. Prepare complex commercial settlement statements with multiple sources of real estate financing. Prepare required seller and buyer title company documents. Conduct closing, prepare documents for recording. Transaction types include Low Income Housing Tax Credit Deals, Community Development Administration Maryland financing and bond offerings, Rental Assistance Demonstration (RAD) deals with the US Department of HUD.

Jennifer has title producer licenses in Maryland, Michigan, Virginia and the District of Columbia She is an official notary in both Maryland and the District of Columbia.

Jennifer previously served at multiple title group agencies. Most recently, she was commercial counsel for an underwriter,who examined title searches and researched and resolved title underwriting issues. She was also a director of operations who managed fast paced settlement office operations, and was responsible for pre-closing, coordination with lenders, conducted closings, issued title policies, prepared recording documents, and disbursed to settlement process.

Major Prior Work Experience

Prior to joining R&C, Jennifer was a senior attorney at the U.S. Securities and Exchange Commission’s Division of Corporate Finance. During her tenure at the SEC, she examined proxy contests and capital structure transactions, including mergers, going-private transactions, initial public offerings, spin-offs, and partnerships’ unit offerings in the oil and gas, paper and small food industries.
